2. Eligibility and Acceptable Use
- You must be at least 18 years old to use this website and request an assessment.
- You agree not to misuse the website, interfere with its operation, attempt unauthorised access, or submit false or misleading information.
- You agree not to use the website in a way that breaches applicable law or infringes the rights of others.
3. Service Scope
Our service typically includes:
- Collecting initial property details and clarifying questions (as required).
- Arranging an initial cash sale assessment based on available information and comparable market evidence (case by case).
- Explaining the high-level process steps (for example, Form F/MOU, developer NOC, and DLD trustee transfer) where relevant.
- Where appropriate, coordinating next steps with third parties involved in progressing a sale (for example, RERA-registered brokerage partners).
Our service does not include:
- Guaranteeing a sale, a buyer, a specific price, or a specific timeline.
- Providing legal, tax, or financial advice.
- Acting as your lawyer, conveyancer, or financial adviser.
- Paying government, developer, trustee office, or lender fees unless explicitly agreed in writing.
All timelines are case by case and depend on factors such as developer NOC processing, mortgage discharge (if applicable), transfer readiness, and trustee appointment availability.
4. 0% Fees Policy (Important)
We charge sellers 0% fees for our service. In other words, we do not charge you a SellPropertyFast.ae service fee to request an assessment or to proceed via our process.
However, a Dubai property sale can still involve standard third-party costs such as developer NOC fees, trustee office charges, DLD transfer fees, mortgage discharge fees, and other administrative costs. Unless explicitly agreed otherwise in writing, these standard costs are not covered by us and may be payable as part of the transaction.
If a brokered route is used, any brokerage fee (if applicable) must be disclosed and agreed in writing before you proceed.

5. Third Parties (Brokerage Partners / Buyers)
You acknowledge that property transactions typically require third parties (for example, RERA-registered brokerage partners, trustee offices, developers, lenders, and independent buyers). Where we introduce or coordinate with third parties, those parties operate under their own terms, licences, and responsibilities.
You should review and accept any third-party documents before signing, including any Memorandum of Understanding (Form F) and related transaction paperwork. You are free to obtain independent legal advice at any stage.
6. Information You Provide
You agree that information you submit (including property details, ownership status, mortgage status, tenancy status, and identity information) is accurate to the best of your knowledge.
If information changes, you should notify us promptly because it can affect the feasibility, timeline, and pricing of any fast-sale route.
