Selling an Aldar Property in Dubai: A Fast Route for New Master-Planned Communities
Aldar, one of the region’s largest developers, has been expanding into Dubai with master-planned communities such as Haven, Athlon and Verdes. Many owners hold off-plan units on a payment plan or homes in a community that is still filling out. This page explains how Aldar owners in Dubai exit quickly and off-market.
Whether you own a home at Haven, a unit at Athlon or Verdes, or another off-plan Aldar property in Dubai, we can look at a direct cash purchase or introduce a verified cash buyer from our off-market network.
Not sure which route fits? Compare your options first.
We charge 0% seller commission on the cash route (case by case, subject to checks). Third-party costs (developer NOC, assignment, trustee admin) are disclosed upfront. Timelines depend on property type and NOC or assignment processing.
Why Aldar Owners Choose a Fast Sale
New master-planned communities, sold cleanly, ready or off-plan.
- New Aldar communities are still filling out. A cash route gives a fixed exit instead of competing with developer stock on the portals.
- We buy Aldar property in Dubai ready or off-plan, including units on a payment plan.
- Wellness-led, family-focused communities draw end-user demand alongside investors.
- 0% seller commission. The buyer typically covers the DLD transfer and trustee fees; you usually pay only the developer NOC fee.
- Off-market and discreet, with no public listing.
- Aldar’s owner and NOC process is one we know well, including assignment consents for off-plan units.

Your Options as a Aldar Owner
Choose based on whether you prioritise speed or top price
Cash Buyer Route
Best for: beating developer stock, payment-plan exits, speed
Direct cash purchase or an introduction to a verified off-market buyer. Useful when the developer’s own stock and other early sellers compete with your unit. The buyer typically covers the DLD transfer fee and trustee fee. Timelines depend on property type and NOC or assignment processing, subject to checks.
How the cash route worksEstate Agent Route
Best for: top achievable price, no time pressure
List on the open market for the highest possible figure. In a new community your unit competes with the developer’s own releases and other early resellers, which can mean a longer wait. Commonly 3 to 6 months, around 2% commission, plus fall-through risk.
Compare sale routesBenchmark First
Best for: weighing an assignment against holding to handover
Start with a no-obligation cash offer as a benchmark. For off-plan owners we can set it against the cost of continuing the payment plan to completion. No pressure either way.
Get your benchmark offerSelling into a New Aldar Community
A community that is still filling out competes with developer stock
Aldar’s Dubai communities are new, so a resale competes with the developer’s own remaining stock and payment plans, and often with other early sellers. On the open market that can slow a sale. Many owners are also still on a payment plan and want a clean way out before handover.
The competition you face
- The developer’s own remaining stock
- Payment plans on new units
- Other early resellers
- A longer time to sell on the portals
How a cash route helps
- A fixed figure agreed upfront
- Off-market, with no public price war
- An assignment exit if still on a plan
- A family and investor buyer pool
If you are mid-payment-plan, an assignment can exit the plan before handover. See our off-plan guide, selling before handover guide, and selling a villa guide.
The Aldar NOC and DLD Transfer
The developer step that most affects your timeline
Every Dubai sale runs through a developer step before the trustee transfer at the Dubai Land Department. For a ready Aldar home this is a No Objection Certificate (NOC); for an off-plan unit it is an assignment consent. Both are applied for through Aldar owner services. We guide you through what is needed and help keep the application moving.
We check the title deed or Oqood, how much of any payment plan is paid, and any outstanding service charges.
Aldar issues the NOC or consent once accounts are up to date. Handling this at the start prevents a delay at transfer.
Ready units need an NOC; off-plan units need assignment consent. Fees are confirmed in writing upfront. Developer NOC fees commonly range from AED 500 to AED 5,000 or more depending on the project.
On a ready mortgaged unit, the bank issues a liability letter and the balance is cleared at completion. See our mortgaged property guide.
Once the NOC or consent is issued and documents are verified, the transfer books at the trustee office and funds are released on the agreed day.
For the full Dubai transfer process and the paperwork you will need, see our NOC and DLD transfer guide and documents checklist.

What Does a Aldar Seller Pay?
We charge 0% seller commission.
In most cash transactions, the buyer covers the DLD transfer fee and Trustee Office fee. For context, DLD transfer is commonly 4% of the sale price, and Trustee Office fees are commonly AED 2,100 or AED 4,200 depending on the transaction.
The seller typically pays the Aldar NOC or assignment fee where applicable. Developer NOC fees commonly range from AED 500 to AED 5,000 depending on the project, and off-plan assignments carry a separate developer fee.
If the property is mortgaged, bank discharge and settlement steps may also apply.
We confirm the exact cost split in writing before you commit to anything.

Frequently Asked Questions
Common questions from Aldar owners selling in Dubai
Aldar is newer to Dubai – can you still sell my Aldar home?
Yes. Aldar has been expanding into Dubai with master-planned communities, and we buy across them, ready or off-plan. For a new community we price on the most recent transactions and comparable nearby stock, and the cash figure reflects speed and certainty. We confirm it in writing after assessment.
Can I sell my Aldar off-plan unit before handover?
Often yes, through an assignment (a resale of an off-plan unit before it completes). The remaining payment plan passes to the buyer, and Aldar issues consent for the transfer. We check your sale and purchase agreement and payment position, then advise whether assigning now or holding to handover is cleaner. See our off-plan guide.
How does the Aldar NOC work?
A No Objection Certificate (NOC), or an assignment consent for an off-plan unit, is required before the property can transfer at the Dubai Land Department. It confirms service charges or instalments are up to date and Aldar has no objection to the sale. We guide you through the application and help keep it moving. Clearing any outstanding service charge or instalment early is the most common way to avoid delay. See our NOC and DLD transfer guide.
Can you buy a ready Aldar home?
Yes. Ready Aldar homes are sold as standard resales. Once transfer-ready (NOC issued, mortgage discharged if applicable, documents verified), apartments commonly complete in 10 to 21 days and villas in 14 to 28 days. Mortgaged properties take longer, around 21 to 36 days, due to bank discharge. Timelines are case by case and subject to checks. See our timeline guide.
Which Aldar communities do you buy in?
We buy across Aldar’s Dubai communities, including Haven, Athlon and Verdes. If your Aldar project is not listed, we still cover it, Dubai-wide. Browse the full area list.
Who buys a home in a new Aldar community?
New master-planned communities attract family end-users drawn to the amenities and lifestyle, alongside investors. On an off-market route we match your home to that pool directly rather than listing publicly. See our selling a villa and selling an apartment guides.
What fees will I pay when selling an Aldar property?
We charge 0% seller commission on the cash route. In most cash transactions the buyer covers the DLD transfer fee (commonly 4% of the sale price) and the Trustee Office fee. The seller typically pays the Aldar NOC or assignment fee where applicable. If the property is mortgaged, bank discharge and settlement steps may also apply. The exact cost split is confirmed in writing before you proceed. See our fees guide.
Can I sell my Aldar property if I live overseas?
Yes. Many Aldar owners sell remotely. You grant a Power of Attorney (POA) so our partners can sign and attend the trustee office on your behalf. POA notarisation requirements vary by country, so it is best to start early. We coordinate the process remotely.
