What Actually Changes by Developer
The value is worth the same. These are the process points that differ.
The developer NOC
Every sale needs a developer No Objection Certificate before transfer. Processing time and fees vary by developer, and it is the most common driver of your timeline. We handle the application. See the NOC and DLD transfer guide.
Off-plan assignment rules
Selling before handover is an assignment. Each developer sets its own minimum paid percentage and consent rules. We check your Oqood and position. See selling off-plan and selling before handover.
Service charge clearance
Developer service charge clearance is usually the gate to a clean NOC. We flag any arrears early so they do not delay transfer. See the fees and costs guide.

FAQs: Selling by Developer
Do you buy properties from all Dubai developers?
We cover properties from all major Dubai developers, including Emaar, DAMAC, Nakheel, Sobha, Meraas, Select Group, Ellington, Binghatti, Azizi, Danube, and more, plus many boutique developers. Each enquiry is assessed case by case based on the property, community, and transfer readiness.
My developer isn’t listed – can I still sell?
Yes. The list is indicative. We work Dubai-wide and consider properties from any developer. Submit your details and we will assess your property individually based on type, location, and transfer readiness.
Does the developer affect how quickly I can sell?
Mainly through the No Objection Certificate (NOC). Every Dubai sale needs a developer NOC before transfer, and processing time and fees vary by developer. It is usually the biggest driver of timeline. For off-plan units, the developer also sets the rules for selling before handover. We handle the NOC application and flag anything that could affect timing early. See our NOC and DLD transfer guide.
Can I sell an off-plan unit before handover?
Often yes, through an assignment (a resale of an off-plan unit). Each developer sets its own minimum paid percentage before an assignment is permitted, and issues consent for the transfer. The remaining payment plan passes to the buyer. Developer assignment fees and DLD fees apply. We check your Oqood and payment position and advise whether an assignment now or a ready resale after handover is cleaner. See our off-plan guide.
Do you handle mortgaged or tenanted developer properties?
Yes. Mortgaged and tenanted properties can be sold. Mortgage discharge and tenancy handover steps are coordinated as part of the process, whatever the developer. See selling with a mortgage or selling with tenants.
What fees will I pay when selling a developer property?
We charge 0% fees to sellers. In most cash transactions the buyer covers the DLD transfer fee (commonly 4% of the sale price) and the Trustee Office fee. The seller typically pays the developer NOC fee where applicable. If the property is mortgaged, bank discharge and settlement steps may also apply. The exact cost split is confirmed in writing before you proceed. See fees and costs explained.
Which developer’s properties sell fastest?
Resale demand tends to be strongest for established master developers in prime and established communities, where buyers are active and pricing is well benchmarked. That said, condition, pricing, and community usually matter more than developer name alone. We assess each property on its own merits rather than on brand. See Dubai market trends for sellers.
