DAMAC Owners
Selling a DAMAC Property in Dubai: Off-Plan Exits, Assignments and Ready Resales
DAMAC is one of Dubai’s most active developers, which means two things for owners: plenty of buyer interest, but also plenty of similar units competing with yours. If you want a fast, certain exit – whether your unit is ready or still on a payment plan – this page explains how DAMAC owners sell quickly and off-market.
Whether you hold a villa in DAMAC Hills, a townhouse in DAMAC Lagoons, a branded apartment in Business Bay, or an off-plan unit you would rather assign before handover, we can look at a direct cash purchase or introduce a verified cash buyer from our off-market network.
Not sure which route fits? Compare your options first.
We charge 0% seller commission on the cash route (case by case, subject to checks). Third-party costs (developer NOC, assignment, trustee admin) are disclosed upfront. Timelines depend on property type and NOC or assignment processing.
Why DAMAC Owners Choose a Fast Sale
High buyer interest, but also high competition within projects. Here is what changes.
- DAMAC projects often have many similar units. On the open market yours competes directly with them, which can mean price cuts and a long wait. A cash route gives a fixed exit.
- We buy DAMAC property ready or off-plan, including units still on a payment plan.
- Mid-payment-plan and want out? We can look at an assignment (a resale before handover) so you stop future instalments.
- 0% seller commission. The buyer typically covers the DLD transfer fee and trustee fee; you usually pay only the DAMAC NOC or assignment fee.
- Off-market and discreet, with no public listing competing against other units in your project.
- DAMAC’s owner and NOC process is one we know well, including assignment consents for off-plan units.

Your Options as a DAMAC Owner

Cash Buyer Route
Best for: payment-plan exits, speed, certainty, beating similar stock
Direct cash purchase or an introduction to a verified off-market buyer. Useful when many similar DAMAC units are on the market, or when you want out of a payment plan. The buyer typically covers the DLD transfer fee and trustee fee. Timelines depend on property type and NOC or assignment processing, subject to checks.
How the cash route worksEstate Agent Route
Best for: top achievable price, no time pressure
List on the open market for the highest possible figure. The catch with high-supply DAMAC projects is that your unit competes directly with other stock in the same project, which can mean price cuts and a longer wait. Commonly 3 to 6 months, around 2% commission, plus fall-through risk.
Compare sale routesBenchmark First
Best for: weighing an assignment against holding to handover
Start with a no-obligation cash offer as a benchmark. For off-plan owners, we can set it against the cost of continuing the payment plan to completion, so you can see which route leaves you better off. No pressure either way.

The most common reason DAMAC owners come to us: exiting a payment plan early
DAMAC is known for extended and post-handover payment plans, so a large share of owners are still paying instalments. If your plans have changed, or you would simply rather not keep paying, you can often exit before handover through an assignment – a resale of the off-plan unit. The remaining payment plan passes to the buyer, and DAMAC issues consent for the transfer.
What DAMAC usually requires
- A minimum percentage of the purchase price paid before an assignment is permitted
- Developer consent and an assignment NOC for the transfer
- Any overdue instalments brought up to date
- DAMAC assignment fees plus DLD fees on the transaction
How we help you decide
- We review your sale and purchase agreement and how much you have paid
- We check where comparable DAMAC units are transacting
- We compare assigning now against holding to handover then reselling
- We flag whichever route is cleaner and faster for your specific unit
Stuck on a payment plan? An assignment can stop future instalments and return your equity, minus costs. We can model the numbers against holding to completion. Read more in our selling off-plan guide, selling before handover guide, and our guide for owners under financial pressure.
The DAMAC NOC and DLD Transfer
The developer step that most affects your timeline, ready or off-plan
Every Dubai sale runs through a developer step before the trustee transfer at the Dubai Land Department. For a ready DAMAC unit this is a No Objection Certificate (NOC); for an off-plan unit it is an assignment consent. Both are applied for through DAMAC owner services. We guide you through what is needed and help keep the application moving.
We check the title deed or Oqood, how much of any payment plan is paid, and any outstanding DAMAC service charges.
DAMAC issues the NOC or consent once accounts are up to date. Handling this at the start prevents a delay at transfer.
Ready units need an NOC; off-plan units need assignment consent. Fees are confirmed in writing upfront. Developer NOC fees commonly range from AED 500 to AED 5,000 or more depending on the project.
On a ready mortgaged unit, the bank issues a liability letter and the balance is cleared at completion. See our mortgaged property guide.
Once the NOC or consent is issued and documents are verified, the transfer books at the trustee office and funds are released on the agreed day.
For the full Dubai transfer process and the paperwork you will need, see our NOC and DLD transfer guide and documents checklist.

What Does a DAMAC Seller Pay?
We charge 0% seller commission.
In most cash transactions, the buyer covers the DLD transfer fee and Trustee Office fee. For context, DLD transfer is commonly 4% of the sale price, and Trustee Office fees are commonly AED 2,100 or AED 4,200 depending on the transaction.
The seller typically pays the DAMAC NOC or assignment fee where applicable. Developer NOC fees commonly range from AED 500 to AED 5,000 depending on the project, and off-plan assignments carry a separate developer fee.
If the property is mortgaged, bank discharge and settlement steps may also apply.
We confirm the exact cost split in writing before you commit to anything.

Common Reasons DAMAC Owners Sell Fast
Whatever your situation, there is usually a clean route
You would rather not keep paying instalments. An assignment can exit the plan early. See our off-plan guide and guide for owners under pressure.
Investors exiting an off-plan position value a quick, certain sale. See our investment property guide and best areas to invest.
When comparable units are all listed together, pricing pressure builds. See why price matters in the overpricing mistake.
A move or visa change on a tight timeline. See our relocation guide and leaving the UAE article.
Off-plan resales can collapse on buyer finance or timing. A cash route resets certainty. See sale fallen through.

Frequently Asked Questions
Common questions from DAMAC owners selling in Dubai
Can I sell my DAMAC off-plan unit before handover?
Often yes, through an assignment (a resale of an off-plan unit before it completes). The remaining payment plan passes to the buyer, and DAMAC issues consent for the transfer. This is a common route for owners whose plans have changed or who no longer want to continue the payment plan. We check your sale and purchase agreement and payment position, then advise whether assigning now or holding to handover is cleaner. See our off-plan guide.
How does a DAMAC assignment work and what percentage do I need to have paid?
DAMAC typically requires a minimum percentage of the purchase price to be paid before an assignment is permitted, then issues its consent for the transfer. The exact threshold varies by project and payment plan. Any overdue instalments usually need to be brought up to date first. DAMAC assignment fees and DLD fees apply to the transaction. We confirm the specific requirements for your unit in writing before you proceed.
I am on a DAMAC payment plan and do not want to keep paying – what are my options?
If the instalments no longer suit you, an assignment can stop future payments and return your equity, minus costs. The alternative is to hold the unit to completion and sell it as a ready resale. We can model both against a cash figure so you can see which leaves you better off. There is no obligation to proceed. See our selling before handover guide.
How does the DAMAC NOC work?
A No Objection Certificate (NOC), or an assignment consent for off-plan units, is required before the property can transfer at the Dubai Land Department. It confirms service charges or instalments are up to date and DAMAC has no objection to the sale. It is applied for through DAMAC owner services. We guide you through the application and help keep it moving. Clearing any outstanding service charge or instalment early is the most common way to avoid delay. See our NOC and DLD transfer guide.
Can you sell a ready, handed-over DAMAC villa or apartment?
Yes. Ready DAMAC villas, townhouses, and apartments are sold as standard resales. Once transfer-ready (NOC issued, mortgage discharged if applicable, documents verified), apartments commonly complete in 10 to 21 days and villas in 14 to 28 days. Mortgaged properties take longer, around 21 to 36 days, due to bank discharge. Timelines are case by case and subject to checks. See our timeline guide.
Which DAMAC communities do you buy in?
We buy across DAMAC communities and towers, including DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, DAMAC Islands, Safa One and Safa Two, and DAMAC branded residences in Business Bay and Dubai Marina. If your DAMAC project is not listed, we still cover it – we work across all DAMAC developments Dubai-wide. Browse the full area list.
What fees will I pay when selling a DAMAC property?
We charge 0% seller commission on the cash route. In most cash transactions the buyer covers the DLD transfer fee (commonly 4% of the sale price) and the Trustee Office fee. The seller typically pays the DAMAC NOC or assignment fee where applicable. If the property is mortgaged, bank discharge and settlement steps may also apply. The exact cost split is confirmed in writing before you proceed. See our fees guide.
Can I sell my DAMAC property if I live overseas?
Yes. Many DAMAC owners sell remotely, as a large share are overseas investors. You grant a Power of Attorney (POA) so our partners can sign and attend the trustee office on your behalf. POA notarisation requirements vary by country, so it is best to start early. We coordinate the process remotely.
